The Cheapest Home That Sold in Ogunquit, Maine, in 2023 Was Not Cheap

As a realtor, I tend to nerd out on fun facts and stats. When you think of Ogunquit, Maine, the word "cheap" is probably the last word to come to mind. So I thought it would be fun to dig in and find the least expensive home in one of Maine’s most desirable beach towns that sold in 2023. Spoiler alert: it’s not cheap.

To be fair, I set some ground rules for my search. For a structure to qualify as a “house”, it needed at least one bedroom, one bathroom, a septic system, electricity, and heat. Basically, it had to be set up for year-round living. No hobbit holes allowed!

And the winner is 247 Berwick Road, where even the “cheapest” homes come with a big price tag. In 2023, the “bargain of the year” sold for a cool $505,000 (yes, half a million dollars), and was in need a little TLC. Not exactly pocket change, but hey, LOCATION, LOCATION, LOCATION, as they say.

Listed by Maureen Clayton of Coldwell Banker York Realty, this home is located just a half-mile from Ogunquit Center and a short walk from the sandy shores of Ogunquit Beach. It comes with 1,160 square feet of living space with two bedrooms and one bathroom.

It’s a far cry from the fancy beachside homes that you will see in Ogunquit, but it’s perfect for those seeking simplicity and comfort, not to mention there’s parking for four cars (that’s pretty rare for the area). In addition, there’s a nice front deck and a private backyard. If you’ve been to Ogunquit, you may have the same feeling as me: the feeling that you’re on vacation in another state.

Besides being the home of my favorite beach in the state, Ogunquit's vibrant downtown culture lives up to the vibe of the perfect beach town, with its eclectic shops, boutiques, fun nightlife, and amazing restaurants, all within a quarter-mile radius. You’re also close to the historic Leavitt Theater, along with the legendary Ogunquit Playhouse.

This home is where practicality meets convenience, as all of the windows were replaced just three years ago. Plus, the location is unbeatable, being just over an hour from Boston and 40 minutes to Portland.

Whether you're looking for a cozy year-round home or a lucrative rental property, this house offers endless potential. It's been in the same family since 1947, and while it’s being sold "as is", it’s a gem that will undoubtedly shine with a little TLC.
