Evictions Have Been Paused in Three New Hampshire Counties

These Three Counties have the Highest COVID-19 Transmission Rates

If you are a landlord or a tenant living in Rockingham, Strafford or Hillsborough counties, you might need to be aware of the new moratorium on evictions.  Those three are deemed to have the highest numbers of COVID-19 transmission, according to a report from WMUR.  The CDC issued the eviction halt through October 3, 2021.

The order from the CDC says it's intent was to mitigate the spread of COVID-19.

Lenders Can Proceed with Foreclosures

For landlords, the foreclosure moratorium ended on July 31, according to the Washington Post.  Here's what their article says about foreclosures:

Lenders can proceed with foreclosures, especially for borrowers who have abandoned their properties or haven’t responded to outreach from their mortgage servicers.

Renters Can Apply For Assistance

Renters can apply for through the NH Emerency Rental Assistance Program.  Applications can be found at CAPNH.org or by calling 211.

Landlords May Be Able To Pause Mortgage Payments

The bank may be able to work with you to pause your mortgage payments with something called forbearance.  Forbearance, according to consumerfinance.gov, is definied as:

Forbearance is when your mortgage servicer or lender allows you to pause or reduce your mortgage payments for a limited time while you build back your finances.

For most loans, there will be no additional fees, penalties, or additional interest (beyond scheduled amounts) added to your account, and  you do not need to submit additional documentation to qualify. You can simply tell your servicer that you have a pandemic-related financial hardship.

Forbearance doesn’t mean your payments are forgiven or erased. You are still obligated to repay any missed payments, which, in most cases, may be repaid over time or when you refinance or sell your home. Before the end of the forbearance, your servicer will contact you about how to repay the missed payments.
